The much anticipated RERA Act is here and developers are set to comply with all its regulations in their construction process. Developers are already reworking on builder-buyer agreements. Maharashtra government has set up a website and given 3 months to developers to register their projects. The cabinet has made it clear that any failure to comply with regulations of RERA can attract penalties.

RERA also expects the developers to put across all details of the project on its corporate and marketing websites. RERA has instructed all the project details, permissions and licenses to be put up on the website. It is the developer’s responsibility to update the website in case of any changes in the project.

Let’s look at the details that any project should have on its website:
  1. The website should highlight its RERA registration.
  2. It should display all information including project size, amenities, phases and project completion date.
  3. It should clearly showcase all the permissions and clearances from required officials that it has attained in order to continue building the project.
  4. Disclosure of carpet area and super built up area in the units.
  5. Detailed site-plan, floor-plans are to be included along with overview of the project for better understanding
  6. E-brochure and virtual reality are other features which will help buyers understand the project better.

Thus, the road definitely looks easier and more optimistic. However, as builders adapt to all these changes, they are concerned with the delays from the authorities regarding permissions. They do not want to be responsible for clearances and delays that are out of their hands.
